Simple Tree Removal Greatly Increases The Price Of A Mornington Family Home

A house in Mornington sold for much more than expected due to some clever tree removal which transformed the property, opening up and enhancing it's oceanfront view.

A local Mornington family received a shock when their home value increased significantly after removing a large, old tree from their property.

Jessica Turnbull and her family from Mornington, Victoria, was almost lost for words when they found out the final offer for their home. Their house existed on a lucrative piece of property. They staged the house per guidance from their realtor and did all the little things here and there to make the home inviting during their open house event. Yet what they thought was a non-issue with an old tree turned out to be a problem for potential buyers.

At first, Tom and I were wondering how tree removal could change a properties value so much. Another thing that we were skeptical about was paying to have the work done. We already invested in correcting some issues during our home inspection, and we were not crazy about investing more into things we thought would not help sell the home. Yet our realtor eventually talked us into doing the additional work, and we are so glad we did!”

A tree can protect from the harshest summer days and even save a home during a winter storm. A well-kept tree can provide an aesthetic for some markets to increase the property’s value when cared for and done right by a landscaper or garden designer.

Yet there is also the other side of the coin where a home is not kept up, trees are not properly maintained, and the nature we love can hide the true beauty. An uncared-for tree can also cause severe damage to a home’s foundation and even break pipes, roofs, and the outer structure of the house. “If you have ever seen the kind of damage a tree root system can do to a home and property, then you would take every precaution necessary to ensure your tree is well cared for, cut back, properly watered, and soil fed with the correct nutrient. When a tree does not get all it needs, it searches for it elsewhere. If it wants water, it will go after your underground pipes or send its roots upward to take advantage of the morning dew and rains. All this does is force your tree to break your foundation, sabotage your water pipes and cause even more damage when the tree falls over onto your home when the shallow roots can no longer sustain the growth of the tree,” said Tyson Banning, contractor for Tree Removal Mornington Peninsula.

Based on Tyson’s experience working with a Mornington realtor, this occurred to a property on the market. The home was not receiving buyer interest. On a crisp winters morning, Tyson manned his chainsaw and began the skilled process of cutting the tree into a manageable size to prepare to be uprooted and moved to another larger property where it would have the proper care and land to grow.

The job took a week and a few days to complete, yet once cleared from the property, both the tree and the existing homeowners were relieved.

“The home was not selling, and I had already reduced the price of the home by over forty thousand dollars with little to no interest. It was obvious that something needed to be done. The home itself was on a good-sized lot with a beautiful view, yet the tree was blocking the view, and there was some uplifting of the ground around the home. This was a concern from my side as well as any new owners. Having to disclose issues always impacts the selling price of a home,” said Lucas Henry, G&C Home Realtors.

The home was removed from the active seller’s list while the work was performed. Additional paint, clean-up, and an expert inspection on the pipes are all it took to get the home cleared and ready.

The home remained on the market for one week. The listing price started competitive against other homes sold in the same area with a similar lot and home size. Within just a few days on the market, an offer came in at the listing price. Then there were more offers, all trying to outbid each other to have a chance at winning the bid to purchase the home.

The tree removal increased the value of a Mornington home by over 20% of the original selling price. The house went from no buyer interest to more interest than the family could have dreamed. Simply investing in opening up the street view by removing the tree and providing a buyer the ocean view unmatched by other homes in the area became the top interest in the selling area.

It was a win-win for the buyer, the realtor, and Tyson, the tree contractor. It is the choice of the seller, yet if a simple tree removal can increase a value of a home by upwards of 20%, then researching a tree expert to come in and assess the house and the trees around it is a good investment that can provide a high return on investment and a higher selling price.
